Overview

Bio Cleanze is a powerful, water-based, biodegradable DDAC softwash biocide designed for the long-term treatment of exterior biological growth. With a full 50% active ingredient (DDAC), it targets the underlying biofilm responsible for common exterior algae species, including those that appear as red, green and black staining, as well as algae, lichen, fungi and mould, allowing surfaces to clean naturally over time and remain cleaner for longer.

Unlike aggressive cleaning methods, Bio Cleanze is kind to surfaces and more cost-effective than repeated pressure washing. Its non-bleaching, bleach-free and acid-free formulation makes it suitable for use on a wide range of exterior materials without causing surface damage.

How Bio Cleanze works

Bio Cleanze has built-in residual biocidal action, helping to prevent rapid re-colonisation after treatment rather than delivering a short-term cosmetic clean. This makes it particularly effective on porous exterior surfaces where biological growth can quickly return if only surface contamination is removed.

The formulation is fully biodegradable, does not bio-accumulate, and is pH neutral, making it safer for materials, operators and the surrounding environment. It is not affected by hard or mineralised water and can be used either as a standalone softwash treatment or as a post-treatment following power washing.

Thanks to its low surface tension, Bio Cleanze soaks deep into porous surfaces, improving wetting and penetration to reach embedded micro-organisms rather than just surface contamination. This deeper action helps address the root cause of staining and discolouration rather than masking it.

Bio Cleanze can also be used as a pre-painting treatment to kill algae and mould spores, helping to improve coating longevity. It is effective on timber structures such as sheds, fencing and decking, where it can help control wet and dry rot by treating the biological growths that contribute to deterioration.

As a professional-grade product, Bio Cleanze is significantly stronger than biocides sold to the general public. When applied correctly and allowed to dry fully, treated surfaces can be safely returned to use, including areas accessed by children and pets, when diluted appropriately.

Bio Cleanze is approved for professional use in Ireland by the Pesticides Registration & Controls Service (PRCD) and for use in the UK by the Health & Safety Executive (HSE). It conforms to the Global Harmonised System (GHS) for product labelling and is compliant with REACH regulations for exterior surface cleaning products.


Application and dilution overview

Bio Cleanze is applied at low pressure using standard softwash equipment, either sprayed or brushed onto the surface and left to work over time. Dilution rates typically range from 20:1 to 50:1 depending on surface type, level of contamination and site conditions. Results continue to develop naturally after application as treated growth breaks down and weathering completes the clean.

Coverage and yield

Coverage will vary depending on surface type, porosity and the severity of biological growth. As a general guide, one litre of mixed solution typically covers approximately 4 square metres. At standard dilution rates, one litre of neat Bio Cleanze can produce between 40 and 50 litres of usable solution, providing coverage in the region of 160 to 200 square metres under typical conditions.

Actual coverage should always be assessed on a small test area before full application.


Safety and responsible use

Bio Cleanze is intended for professional use and must be applied in accordance with the Product Data Sheet and Safety Data Sheet. Operators should wear appropriate personal protective equipment and exclude the public, children and animals from treated areas until surfaces are completely dry. Application equipment must be thoroughly rinsed before and after use, and Bio Cleanze must never be mixed with other softwash chemicals.

Always test a small, inconspicuous area before full application and ensure all use complies with local regulations and approved codes of practice.
