Lightning Cleanze is a fast-acting sodium hypochlorite (SH) softwash biocide designed for the rapid removal of heavy biological growth from exterior hard surfaces.
It is used where immediate visual results are required, particularly on first cleans, heavily contaminated surfaces, and jobs where preparation for painting or coating is needed.
Always test a small, inconspicuous area before full application.
For more information and videos on specific surfaces visit our Trade Tips section.
Lightning Cleanze works by oxidising the biofilm responsible for exterior staining caused by algae, lichen, fungi and mould. The reaction begins quickly on contact, breaking down the biological growth and producing visible cleaning within minutes.
Once the biological growth is broken down, the remaining residues dissipate quickly. Lightning Cleanze does not provide long-term residual protection and is therefore used to clean and reset surfaces rather than maintain them.
For long-term control of re-growth, it is typically followed by a residual biocide such as Bio Cleanze once the surface has been fully rinsed.
Lightning Cleanze is applied using low-pressure softwash equipment. Typical dilution rates (see dilution guide):
Apply evenly to the surface, allow 30–60 minutes dwell time, then rinse thoroughly.
Always rinse between applications. If a second application is required, ensure the surface is fully rinsed before reapplying.
Lightning Cleanze delivers visible cleaning results quickly, with most biological staining breaking down within minutes of application. In most cases, a single application is sufficient.
Heavily contaminated surfaces may require a second treatment once the surface has been fully rinsed. Note that Lightning Cleanze provides fast cleaning but, unlike Bio Cleanze, does not offer long-term residual protection.
Coverage depends on surface type, porosity and the severity of contamination. As a general guide:
Actual coverage will vary depending on the material being treated, how heavily the growth is established, and the method of application. Always assess coverage using a small test area before full application.
Lightning Cleanze is safe for professional use when diluted and applied correctly in accordance with the product guidance. Always carry out a small test patch in an inconspicuous area before full application.
Pre-wet surrounding surfaces where appropriate and avoid allowing the product to dry on sensitive materials. Exclude the public, children and animals from treated areas during application and until surfaces have been fully rinsed and dried.
Lightning Cleanze is intended for professional softwashing use only. It is approved for use by the Irish Pesticides Registration & Controls Service (PRCD) and the UK Health & Safety Executive (HSE).
Lightning Cleanze complies with Global Harmonised System (GHS) labelling requirements and EU REACH regulations. Always follow the Product Data Sheet and Safety Data Sheet, and ensure all application is carried out in accordance with approved codes of practice and local regulations.
Lightning Cleanze is supplied for delivery within the UK and Ireland only. All orders qualify for free delivery. Orders are dispatched directly from our UK or Irish warehouses and delivery times vary depending on pack size and order volume.
Due to the nature of this product, customers are advised to order only the quantity required for already scheduled work, and to use the product as soon as possible after delivery. Trade sales only.
Lightning Cleanze should be stored in a cool location and out of direct sunlight. For best results, it should be used as soon as possible after delivery. Due to the chemical nature of sodium hypochlorite, strength will gradually reduce over time, particularly if stored warm or exposed to air.
to ensure maximum performance, order only the quantity required for your already scheduled work.

* There is no other sodium hypochlorite based biocide available in the UK or Ireland that is fully approved by the HSE, PRCD, and is REACH compliant for soft washing exterior hard surfaces.
Soft washing reduces, or even eliminates, the need to use high-pressure washing.
Instead, once the build up of algae, lichen, fungus and mould – the root causes of properties looking "dirty" – has been treated, the natural "self-cleansing" of sun, rain and wind removes the surface residue through time.
By educating the cleaning trade and public about soft washing we are helping develop an industry that offers sustainable treatments to clean and maintain exterior hard surfaces.
